Vonula London cleaner resetting a property between tenancies in Central London

End of Tenancy Cleans

End of tenancy cleaningfor letting agents and landlordsacross Central London

A property that shows badly on the first viewing costs a landlord far more than a clean ever did. We turn tenanted flats and houses around between lets, working to the standard an inventory clerk and the next tenant will both accept, arranged from a free site visit so the price is based on the property rather than a guess over the phone.

Free site visit, tailored quote, no obligation: insurance held and quality-checked before we leave.

Overview

What an end of tenancy clean covers

An end of tenancy clean is the full reset of a property between one tenant leaving and the next moving in. It is not a top-up of a regular clean: it assumes the property has been lived in, that surfaces have been used daily for months or years, and that everything from the inside of the oven to the tops of skirting boards and the tracks of sliding wardrobes needs attention. The finish is judged against a check-in inventory rather than against how the place looked yesterday, which is why it takes a different approach and a different amount of time from routine cleaning.

We work on these almost entirely through estate and letting agents managing Central London stock, alongside landlords who look after their own properties. Agents send us in when a tenancy ends and the property has to be re-let quickly, when a deposit dispute is likely and the clean needs to be defensible, or when the outgoing tenant has arranged their own clean and it has fallen short of the inventory standard.

The reason this work is worth doing properly is commercial rather than cosmetic. A property that photographs badly, smells of the last tenant, or shows limescale in the bathroom on a first viewing sits empty longer, and every empty week is rent the landlord never recovers. A clean that meets the inventory standard also removes the most commonly disputed line on a deposit deduction, which saves the agent the administrative work of arguing it.

Who this is for

  • Estate and letting agents managing Central London residential lettings
  • Property managers handling void periods across a portfolio
  • Landlords preparing a property for a new tenancy or for market
  • Agents needing a clean to inventory standard ahead of a check-in report
  • Block and build-to-rent operators turning over apartments between residents

When it's needed

  • A tenancy has ended and the property needs to be re-let quickly
  • The check-out report has flagged cleaning as a deduction
  • The outgoing tenant's own clean has not met the inventory standard
  • A property is going back on the market for viewings or photography
  • A landlord is moving from a tenanted property to a sale

The Cost of Leaving It

What a weak end of tenancy clean actually costs

Cleaning is the cheapest part of a void period, and the part most likely to extend it. When it is rushed or done to a domestic standard rather than an inventory standard, the cost lands on the landlord and the workload lands on the agent.

The property sits empty longer

Viewings held in a property that still smells lived-in or shows grease behind the hob convert badly, and each additional void week costs the landlord a full week of rent that no amount of cleaning saving offsets.

Deposit disputes drag on

Cleaning is one of the most frequently disputed deductions at the end of a tenancy, and a clean that cannot be evidenced against the inventory leaves the agent defending a figure rather than closing the file.

The agent gets the complaint, not the cleaner

When a new tenant moves in and finds the oven or the shower screen untouched, the call goes to the managing agent, who then has to arrange a return visit at short notice and absorb the reputational hit with the landlord.

Photographs undersell the property

Marketing shots taken over a poor clean flatten the appeal of a good property, and a listing that looks tired attracts lower offers or fewer applicants than the property deserves.

Damage is mistaken for dirt

Limescale, burnt-on residue and staining left in place can be recorded as damage in a check-in report, creating a dispute over a defect that was never a defect in the first place.

Common mistakes we're asked to put right

  • Treating the clean as a domestic tidy rather than working through the property room by room against the inventory
  • Skipping the oven, extractor filters and the sides of appliances because they take the longest
  • Leaving limescale on shower screens, taps and tiled grout, which reads instantly as neglect at a viewing
  • Ignoring the inside of cupboards, wardrobes and drawers where the previous tenant's residue remains
  • Cleaning with a single all-purpose product across stone, glass, timber and stainless steel finishes
  • Booking a fixed price over the phone without seeing the property, then cutting scope to fit the hours

Our Process

How we run an end of tenancy clean

Void periods are short and dates move, so the process is built to be quick to arrange and predictable once booked.

  1. Step 1

    Free site visit

We visit the property, at no charge and with no obligation, to see the actual condition rather than pricing from a description. Size, level of wear, appliance condition and whether the property is furnished all change the time required, and seeing it first is the only way to quote honestly.

  2. Step 2

    Tailored quote

We send a tailored quote covering exactly what will be cleaned and how long the property will be occupied by our team, so the agent can confirm dates with the landlord and the incoming tenant with confidence.

  3. Step 3

    Scheduling around the handover

We book the clean into the gap between check-out and check-in, including weekends, since we work Monday to Sunday, 8:00am to 8:00pm. Where a check-in is same-day, we plan the running order so the rooms the clerk sees first are finished first.

  4. Step 4

Vetted team on site with everything supplied

A vetted, trained and uniformed team attends with all equipment and eco-friendly products supplied by us. Nothing is borrowed from the property, which matters when utilities are off or the previous tenant has cleared the place out.

  5. Step 5

    Full reset, room by room

The team works through the property systematically rather than surface-first: kitchen and appliances, bathrooms and sanitaryware, then living space, bedrooms, storage and circulation areas, finishing with internal glass, frames and floors.

  6. Step 6

Quality check before we hand back

A quality check is carried out at the end of the clean and anything short is put right before we leave, so the agent is not the one discovering it during the check-in.

Benefits

Why agents use us for end of tenancy work

The value of this service is measured in void days saved and disputes avoided, not in the hourly rate.

Priced from the property, not a phone call

Because we visit first, the quote reflects the actual condition of the property, which means fewer surprises for the landlord and no mid-job conversation about extra hours.

One point of contact

You deal with Ricky directly rather than a call centre, which makes moving a date or handling a same-day change straightforward instead of a chain of messages.

Seven-day availability

We work Monday to Sunday, 8:00am to 8:00pm, which is what void periods actually need: check-outs and check-ins rarely arrange themselves neatly around a working week.

Consistency across a portfolio

Agents managing multiple properties get the same standard and the same process at each address, so the clean stops being a variable in the letting timeline.

Everything supplied, nothing assumed

Our own equipment and eco-friendly products come with the team, so an empty property with no supplies, and often no consumables, is not a problem.

A clean that supports the inventory

Working to the standard a check-in report is judged against reduces the most common cleaning deduction argument before it starts.

In Detail

The detail behind an end of tenancy clean

The difference between a clean that passes a check-in and one that does not comes down to the areas that take the longest and are skipped first.

Kitchens and appliances

The kitchen is where most end of tenancy cleans are won or lost. Ovens carry burnt-on carbon that will not lift with a general degreaser, extractor filters hold months of grease, and the narrow gaps at the sides of appliances collect residue that is invisible until the appliance is pulled out. We work through the oven interior, racks, door glass, hob, extractor and filters, then the fronts, tops and sides of units, splashbacks and sink area, and the inside of cupboards and drawers where the previous tenant's crumbs and spills remain.

Finishes matter here as much as effort. Stone worktops, painted timber units, stainless steel and glass each need the right product and technique, and using one all-purpose spray across all of them either leaves a film or dulls the surface. Stainless steel in particular shows every wipe mark, so it is finished directionally rather than circled.

  • Oven interior, racks, trays and door glass
  • Hob, splashback, extractor hood and filters
  • Fronts, tops, sides and interiors of units and drawers
  • Sink, taps and waste, descaled where required
  • Behind and beside freestanding appliances where access allows

Bathrooms and sanitaryware

Bathrooms read as dirty or clean instantly, and limescale is the reason. Hard water in London leaves scale on shower screens, taps, shower heads and around waste fittings, and once it has built up it needs descaling rather than wiping. Grout lines and silicone seals hold discolouration that a quick clean will not touch.

We descale and polish the glass, taps and fittings, clean tiling and grout, sanitise the WC including the base and fixings, and finish mirrors and chrome so there are no water marks left to dry into spots. Extractor vents and the tops of doors and frames are included, since those are the places a clerk checks precisely because they are usually missed.

  • Shower screens, tiling and grout descaled
  • Taps, shower heads and waste fittings polished
  • WC sanitised including base, cistern and fixings
  • Mirrors and chrome finished mark-free
  • Extractor vents, door tops and frames

Living space, bedrooms and storage

Beyond the kitchen and bathroom, the work is about removing every trace of occupancy. Wardrobes and built-in storage are cleaned inside, including runners and shelf edges, skirting boards and architraves are wiped rather than glanced at, and switches, sockets, handles and door edges (the touchpoints that carry the most visible marks) are cleaned individually.

Where furnishings are present, upholstered items and mattresses are treated with appropriate care rather than saturated, and hard floors are cleaned to the finish the material takes. We also handle carpet and hard-floor care as a separate service where a property needs more than a routine floor clean before re-letting.

  • Inside of wardrobes, cupboards and built-in storage
  • Skirting boards, architraves, door frames and doors
  • Switches, sockets, handles and touchpoints
  • Internal glass, mirrors and window frames and sills
  • Hard floors and carpets cleaned to the finish the material takes

What we do not cover

We are a commercial cleaning business and take end of tenancy work through estate and letting agents and landlords, rather than as a general domestic service. We do not take on ongoing domestic housekeeping, Airbnb changeovers, post-construction cleans, or exterior window cleaning above ground level.

If a property needs building work finished, waste removed, or full exterior glass access before it can be presented, that has to be arranged separately. We will say so at the site visit rather than take the booking and work around it, because a clean carried out before those trades finish gets undone.

  • No ongoing domestic or residential housekeeping
  • No Airbnb or short-let changeovers
  • No post-construction or builders' cleans
  • No exterior window cleaning above ground level

Common Questions

End of Tenancy Cleans Cleaning Questions, Answered

Anything not covered here, Ricky Manderson will answer on the phone, 07300 660063.

Do you work directly with letting agents?

Yes. Most of our end of tenancy work comes through estate and letting agents managing Central London stock, and we are set up to take instructions from a property manager and report back to them rather than involving the landlord in the detail.

How is an end of tenancy clean priced?

From a free site visit. Size, condition, whether the property is furnished and the state of the appliances all change the time required, so we look at the property before quoting rather than pricing blind over the phone. The quote is tailored to that property, with no obligation to proceed.

How much notice do you need?

As much as you can give, but void periods move and we understand that. Get in touch with the dates you are working to and we will tell you honestly whether we can cover them, including weekends, since we work Monday to Sunday, 8:00am to 8:00pm.

Do you bring your own equipment and products?

Yes. All equipment and products are supplied by us and included in the price, which matters in an empty property where there is nothing on site to use. Our products are eco-friendly.

Are you insured?

Yes. Vonula London holds public liability and employers' liability insurance.

Are your cleaners vetted?

Every cleaner is vetted and trained, and works a supervised trial period before being allowed to work unsupervised in a property. Teams are uniformed and identifiable.

Will the clean meet the inventory standard for a check-in?

That is the standard we work to. We go through the property room by room rather than surface-first, and a quality check is carried out at the end of the clean so anything short is corrected before we hand the property back.

Do you clean carpets and hard floors as part of it?

Carpet and hard-floor care is available and we will flag at the site visit whether the property needs it, so it can be priced in rather than discovered on the day.

Do you offer domestic cleaning too?

No. Vonula London is commercial-only. We take end of tenancy work through agents and landlords, but we do not offer ongoing domestic housekeeping, Airbnb changeovers or post-construction cleans.

Which areas do you cover?

Central London, including Mayfair, Marylebone, Fitzrovia, Soho, Knightsbridge, Belgravia, Kensington, Chelsea and Paddington.
